Everything you need to know about your future modular home.
At CasaViva, we believe your home should be solid, efficient, and fully tailored to you. That’s why we build sustainable homes with high-resistance timber structures, ready in just 190 days — 100% legal, customizable, and with superior insulation. Here we answer the most common questions so you can make the best decision with complete confidence.
What are the homes we build at CasaViva like?
The foundation of our homes is built on a concrete slab, calculated based on the specific characteristics of the land (geotechnical study). This ensures the same level of stability as traditional construction and allows the home to be officially registered as real estate property.
Speed is one of our hallmarks: your home will be ready in just 190 days from the moment the building permit is granted and the foundation slab is completed.
The key to our structural strength lies in our standardized compact wood frame — an extremely tough and resilient material. In addition, all the wood undergoes a comprehensive pre-treatment to protect against moisture, pests, and sun exposure, and includes a specific warranty for this type of construction. It complies with all quality seals and the current building regulations (Spanish Technical Building Code).
Are CasaViva homes more affordable?
Our homes are a more affordable option compared to traditional construction of similar quality. This is due to several factors, such as the lightness of wood, which reduces transportation and manufacturing costs. In addition, the lower structural load allows for optimized foundation costs. Finally, the fast construction timeline — your home ready in less than 190 days — results in significant savings in time and labor.
What is the payment method at CasaViva?
We work with construction certifications, allowing you to verify the progress of your home and make payments corresponding to each completed stage. This method ensures total transparency up to the handover of the keys and the issuance of the occupancy permit.
Are CasaViva’s timber-framed homes solid and durable?
History shows us the longevity of wooden constructions, with examples that have lasted for centuries. Thanks to modern treatment techniques, our timber structures offer even greater durability.
At CasaViva, the Spanish regulations on timber structures (CTE-SE-M) are a fundamental reference, and all our products come with certified guarantees. The load-bearing capacity of our structures is identical to that of a conventional home, fully complying with current building standards.
Can CasaViva homes be mortgaged?
This is possible because they meet all the required legal and construction standards: they include a certified architectural project, an approved building permit, and a certificate of occupancy.
Thanks to this, our homes can be easily registered in the Property Registry, allowing a mortgage loan to be formally secured against them.
Am I limited to a wood exterior with CasaViva?
And what about the interior? The same creative freedom awaits you. You choose the materials you prefer. CasaViva is committed to delivering your home with top-quality finishes, offering the same variety as any traditional build. Every space in your future home is fully tailored to your wishes — and you’ll be surprised how far we can go without increasing your initial budget.

How do our timber structures perform in the event of a fire?
In the event of a fire, wood retains its structural integrity up to one centimeter beneath the surface, even at temperatures ranging from 500°C to 1,200°C. In contrast, steel loses its load-bearing capacity at 450°C, and concrete significantly weakens in compressive strength at 650°C. Additionally, concrete is prone to cracking and deterioration when rapidly cooled by firefighting water.
Moreover, wooden structures do not expand with heat, preventing shifts and movements that could lead to collapse, which in turn facilitates rescue and safety operations.
It is important to note that, in the early stages of a fire, wood can even increase its mechanical strength as it dehydrates. This loss of moisture initially compensates for the reduction in cross-section caused by combustion.
Finally, our structures are protected on both sides with fire-resistant materials that strictly comply with the requirements of the Technical Building Code (CTE) in terms of fire resistance.
Why do we say that CasaViva homes are environmentally friendly?
Wood is an inherently eco-friendly material: it is renewable, recyclable, biodegradable, minimizes waste generation, and requires less energy for production and assembly.
Our homes stand out for their energy efficiency, exceeding the standards of traditional construction. Thanks to superior thermal and acoustic insulation in walls, floors, and roofs — along with a design that incorporates ventilated air chambers — energy consumption for heating, cooling, and hot water is significantly reduced, resulting in clear economic benefits.
Our homes are also designed to naturally adapt to different climates, using bioclimatic strategies that optimize energy savings and indoor comfort.
Do CasaViva homes offer better insulation than conventional ones?
Its insulating capacity is significantly higher than that of common materials such as brick (six times), concrete or stone (fifteen times), and even steel (400 times).
This low thermal conductivity coefficient results in significant energy savings, potentially reducing heating and electricity consumption by up to 50% compared to traditional homes.
To further optimize insulation, we incorporate mineral wool panels with a minimum thickness of 80 mm into the structure of façades and roofs.
Along with a 35 mm ventilated air chamber prior to the exterior finish, our construction system sets an insulation standard that far exceeds traditional methods, achieving A or even A+ energy efficiency ratings.
What kind of safety do CasaViva constructions offer?
How much does a modular home with CasaViva cost?
The estimated price of a CasaViva modular home is around €1,850 per built square meter. This cost includes the entire structure, foundation, installations, interior finishes, and full project management, but does not include the price of the land, which will depend on its location and specific conditions.
The final budget may vary depending on the characteristics of the project, especially based on the customization of the design and the finishes chosen by the client (façades, kitchen, flooring, carpentry, etc.).
At CasaViva, we work with fixed and transparent budgets tailored to your needs, with no surprises along the way.
